Amenity Rules & Regulations


875 N Michigan Avenue offers a variety of amenities for the convenience and enjoyment of tenants and their employees. All amenities are intended for use by employees of the Building only and are not open to the general public or non-tenant guests unless expressly authorized by Management.

Access to and use of all amenities is subject to these Rules & Regulations, as well as any posted signage or additional guidelines provided by Management. Amenities are available during designated hours and may be modified, limited, or temporarily closed at Management’s discretion for maintenance, repairs, or private events.

All users are expected to conduct themselves in a respectful and professional manner and to use the amenities in accordance with their intended purpose. Management reserves the right to suspend or revoke amenity privileges for any individual or tenant found to be in violation of these policies.

Bike Room

Electric bicycles (“e-bikes”), electric scooters, and any other motorized personal transportation devices are strictly prohibited from being stored, parked, or charged in the Building’s bike room. This restriction is in place due to safety concerns associated with lithium-ion batteries, including the risk of fire and combustion.

While the Chicago Municipal Code governs the operation of e-bikes and e-scooters in public spaces, it does not require buildings to permit their storage. Accordingly, Management reserves the right to restrict such devices within the Building in the interest of life safety and property protection.

If permitted within the Building, such devices must meet all of the following requirements:

  • Devices must be fully foldable and capable of being carried at all times while inside the Building.
  • Devices may not be rolled, pushed, or otherwise transported on their wheels within the Building under any circumstances. Wheels may not come into contact with Building flooring at any time.
  • The storage of e-bikes and e-scooters within a tenant's premises is at the discretion of the tenant.

Management reserves the right to deny entry to any device that does not meet these requirements. Any prohibited items found in the bike room or elsewhere in violation of this policy may be removed at the owner’s expense, and violations may result in fines or suspension of Building access or amenity privileges.

Conference Center

The Conference Center is available to rent during business hours Monday-Friday. Please contact the office of the building to verify current rates and availability.

Guest Policy

Guests are permitted in the Conference Center only in connection with a reserved and approved event. A complete guest list must be submitted to and approved by Management at least twenty-four (24) hours prior to the scheduled event. Only individuals included on the approved guest list will be granted access. Management and/or Building security reserve the right to deny entry to any individual who is not on the approved list or who fails to present proper identification.

All guests are required to present a valid, government-issued photo identification upon arrival and may only access the Building within the confirmed event time frame. Early arrivals will not be accommodated.

Guests must remain within the Conference Center at all times and are not permitted to access other areas of the Building unless otherwise authorized by Management. All events must comply with posted occupancy limits and applicable safety codes. Management reserves the right to restrict access or deny entry once capacity has been reached.

Tenants are fully responsible for the conduct of their guests and for any damage caused by their guests while on Building premises. All guests are expected to conduct themselves in a professional and respectful manner at all times. Management reserves the right to deny entry to or require the immediate removal of any guest who is deemed disruptive, unprofessional, or otherwise in violation of Building policies or who interferes with the use and enjoyment of the Building by other tenants.

All guests must exit the Building promptly at the conclusion of the event. Additional access procedures and security requirements may apply for events held outside of normal business hours.

X-Lounge

Business Hours

The X-Lounge is a shared amenity space provided for the use and enjoyment of Building tenant employees only. The lounge is intended for casual use, including breaks and informal collaboration, and is not to be used for meetings, conferences, or organized gatherings.

Catered events, food service setups, and group functions of any kind are strictly prohibited in the X-Lounge.

Use of the X-Lounge is subject to all Building Rules & Regulations, as well as any posted signage or additional guidelines. Users are expected to maintain a clean, professional environment at all times. Furniture and equipment may not be removed or rearranged without prior approval, and all personal items must be removed upon departure.

Management reserves the right to monitor use of the space, enforce capacity limits, and restrict access as needed. Any misuse of the space or failure to adhere to these policies may result in suspension or revocation of access privileges.

After-Hours

The X-Lounge is available to rent during non-business hours. Please contact the office of the building for current rates and availability.
